Asset Management Plans for Aged Care and Retirement Villages

MDFM implements, manages and maintains Asset Registers and Asset Management Plans, specialising in the Aged Care sector. From onsite asset tagging and data capture, to a compliant asset management plan, we can assist you with every step of the process.

The Retirement Villages Amendment (Asset Management Plans) Regulation 2021 came into effect in February 2021. For Retirement Village Operators, this means a significant effort to firstly assemble an asset management plan, and then continuously monitor, update and amend it, all while allowing visibility to their residents.

But with our proven process, your organisation can prepare an asset management plan that will satisfy the new guidelines, so you can get back to running your village.

If your Retirement village needs an asset management plan, we invite you to sit down with our friendly and expert team to find out how easy we can make the process for you.

MDFM can assist you with all phases of your Asset Management Plan including:

● Asset register template
● Recording and tagging assets
● Asset condition assessment
● 10-year asset management plan
● Maintenance schedule for major
items of capital

In this 7-minute video, MDFM answers questions about the new requirement for retirement village operators to prepare and maintain an Asset Management Plan for each of their villages.

How MDFM approaches Asset Registers for Aged Care:

An Asset Register is a database that contains a comprehensive list of all the assets owned and maintained by an Aged Care provider or Retirement Village operator. The asset register includes the asset’s description, location, condition, purchase date, purchase price, and other relevant information. The asset register can then be set up in a computerised maintenance management system (CMMS) to allow maintenance works to be proactively scheduled for each asset, and reactive requests raised and resolved. Over time the data builds up in the system so that you have a complete history and can extract valuable data to improve asset management including life-cycling and replacement planning, track costs, improve budgeting and reduce breakdowns.

MDFM works with your Aged Care Facility Management team to record and track the most relevant and compliant assets to create a thorough and reliable Asset Register.

Testimonials

MDFM have been instrumental in managing the property services for Harbison. MDFM set up our Computerised Maintenance Management System and continue to manage the back end of the system for us ongoing. This gives us great confidence that our maintenance records are always up to date and audit ready. They manage our preventative maintenance contracts and have assisted us with countless small and large works to maintain our buildings. Their knowledge of contracts and construction are a fantastic addition to our team. They understand the challenges of a 24/7 operational aged care facility and their friendly staff are always ready to help us with any challenge we may face.

Danny Turner, Residential Services Manager, Harbison

I want to say a big thank you for the service you provided to St Patricks with Edi. Edi was a very pleasant person he got on well with staff and residents, he got on with his work and no job was too difficult. He was professional with a very positive attitude, a credit to MDFM. I would not hesitate to use him and MDFM again.

Sasha Hutcheon, Village Manager, Greengate – St, Patrick’s Green

We manage a large portfolio of Independent Living Units and property maintenance is one of the many headaches we face. Thankfully we can rely on MDFM to handle these headaches for us. From repairing a sliding door, brick work and concrete paths through to pergolas and roofing. A quick email or phone call and we know that they will take care of the job, no matter how big or small. They are quick and cost effective, and they know the aged care industry so our Residents are in good hands.

Laurelle Lawson, Principal, Australian Retirement Partners

MDFM completed comprehensive property condition reports for a number of our residential aged care facilities. This involved site inspections where capital works and building maintenance requirements were identified, documented, risk rated, programmed across 5 years and assigned a cost estimate. These reports have been invaluable for our maintenance forecasting and property risk management.

MDFM also provided barcoded asset registers and CMMS implementation across 5 facilities. We have found MDFM to be extremely professional and their conduct onsite is respectful and discreet. Their understanding of the aged care industry is immense and I wouldn’t hesitate to recommend their services to others in the aged care field.

Spiro Stavis , Head of Property, St Basil’s Homes NSW/ACT

“MDFM showed understanding and compassion for the investment we had already made in MEX, and helped us leverage this platform so we can use it to make decisions and remain compliant. I feel very confident in this working engagement.”
